A Level 2 Home Survey (formerly known as a Homebuyer Report) is a mid-level property inspection suitable for most conventional homes in reasonable condition. It identifies visible defects, potential risks, and areas needing repair or maintenance, using a clear traffic-light rating system so you can quickly understand the property's condition.
A Level 2 survey is designed for standard properties in generally fair condition. It covers visible defects and uses a standardised format. A Level 3 survey is more comprehensive and suits older, larger, or non-standard properties. It goes into greater structural detail and is more in-depth overall. If you are unsure which you need, our team can advise based on the property's age and type.
A Level 2 survey works well for conventional houses, flats, and bungalows built using standard construction methods. If your property is older (pre-1900), listed, built with unusual materials, or has undergone significant alterations, a Level 3 survey may be more appropriate.

Each element is rated using the RICS traffic-light system: Condition 1 (no repair needed), Condition 2 (defects requiring attention but not urgent), and Condition 3 (serious defects needing urgent repair or further investigation).
