A party wall survey is an assessment carried out under the Party Wall etc. Act 1996. It involves inspecting shared or adjoining walls, structures, or boundaries before building work begins, to protect both the building owner and the adjoining owner from potential damage.
You need a party wall surveyor if you are planning work that affects a shared wall, boundary wall, or party fence wall, or if you are excavating within 3 or 6 metres of a neighbouring property's foundations (depending on depth). You may also need one if your neighbour has served you a party wall notice for their own planned works.
The Party Wall Act is a legal framework that sets out the rights and responsibilities of property owners when building work may affect a shared wall or neighbouring property. It is designed to prevent and resolve disputes, ensuring that both parties are protected.
If your extension, loft conversion, or any other building work involves cutting into, building on, or near a party wall, or excavating close to a neighbouring property's foundations, you are likely to need a party wall agreement. Our surveyors can assess your plans and advise whether the Act applies.
A party wall award is a legally binding document drawn up by the appointed surveyor(s). It details each owner's responsibilities, sets out working hours, access arrangements, and how any damage will be managed. The award becomes final unless challenged within 14 days.
If your neighbour does not respond to a party wall notice within 14 days, they are deemed to have dissented. At that point, surveyors are appointed to resolve the matter and produce a party wall award. Our team can handle this process on your behalf.
